Is this an HOA community?

Yes, please refer to the Alderbrook Golf & Yacht Club website for details on the HOA including fees, amenities, etc.

Are dues the same if I don’t golf?

Yes, the dues are the same for all homeowners and you can use the facilities as much as or as little as you like.

How long does it take to build a house?

Typically the build time is between 5-8 months, depending on square footage, features and weather.

While active construction typically takes between 5-6 months, available start dates are often booked out several months in advance, so it can take up to 10+ months from the time of reservation for you home to be completed.

Do you sell just the lots?

No, we do not sell lots.

What does semi-custom mean?

Each currently listed lot has a pre-selected flooplan chosen to fit best with the size, shape & topography of the lot.  Due to a wide variation in these factors, buyers are not able to change or select a different plan.  An available listing is created once a lot & floorplan combination have been determined and permitted by the county.  No structural changes can be made to any floorplans, however clients have the option & opportunity to select their own upgrades and finishes for each listing depending on the building stage of each home.  Standard features are available here.  Examples of some of our popular upgrade packages are available here. What’s included in the price?

The price includes the home, land, septic system and the required infrastructure. Assorted finishes and upgrades will have an additional cost.  Landscaping is not included.

Does it cost extra to live on the golf course?

There is a premium for golf course lots. Pricing is based upon the location, size and topography of the lot.

How can I see the homes?

How far away are emergency services?

Mason County Fire Department District 6 has a sub-station located right here in Alderbrook.

Mason General Hospital is 15 minutes away.

Who are the local utility providers?

Hood Canal Communications provides local phone, cable & internet.

PUD 1 provides water and electrical service.

Mason County Garbage provides trash & recycling collection.

Where are the closest shopping areas?

Local shopping is available in Shelton or Belfair.

Olympia is just 40 minutes away.
